INVESTMENT PHILOSOPHY

Investment discipline.
Across the ownership cycle.

Our investment philosophy begins with the relationship between price, risk, and the cash flow an asset can sustain. We pursue multifamily opportunities where acquisition basis, capital structure, and a defined operating plan support the investment thesis.

Capital preservation informs both selection and oversight. We examine how adverse conditions affect income, liquidity, and refinancing capacity, then connect the underwriting to ongoing performance review and clearly assigned responsibilities.

ACQUISITIONS & UNDERWRITING

Fundamental value.
Explicit risk assessment.

Our multifamily focus includes stabilized assets and operationally under-managed properties. We seek a demonstrable basis advantage and improvements supported by the asset, its market, and the team responsible for execution.

01

Asset selection & relative value

Establish an entry basis supported by property economics and submarket evidence.

  • Purchase basis relative to replacement cost and comparable assets
  • Employment diversity, resident affordability, and competing supply
  • In-place income, substantiated rent assumptions, and an executable path to NOI improvement
02

Capital structure & liquidity

Evaluate financing and capital needs against the operating plan and its downside cases.

  • Leverage, debt service, covenant headroom, and maturity exposure
  • Operating reserves, capital expenditure contingencies, and refinancing capacity
  • Sensitivity to weaker revenue, higher costs, and less favorable exit valuations
03

Governance & execution

Evaluate the people, authority, and reporting required to implement the investment thesis.

  • Sponsor and property-manager experience relevant to the business plan
  • Defined decision rights, responsibilities, and operating accountability
  • Capital expenditure oversight, reporting cadence, and visibility into material variances
CAPITAL ALLOCATION DISCIPLINE

Selectivity protects
the investment standard.

Projected returns are evaluated alongside the assumptions and risks required to achieve them. We avoid opportunities with these characteristics and can reprice, restructure, or decline when the evidence does not support the thesis.

Unsupported revenue assumptions

Rent growth or lease-up expectations without support from submarket demand and comparable properties.

Exit-dependent economics

A return thesis reliant on cap-rate compression or an unusually favorable disposition environment.

Insufficient financial flexibility

Leverage without refinancing headroom, or a capital plan without reserves and contingency.

Unclear operating authority

Diffuse decision rights, weak property-manager accountability, or inadequate reporting visibility.

These principles guide investment selection and oversight; they do not eliminate risk or guarantee capital preservation.

INVESTMENT REVIEW & DECISION RIGHTS

Defined responsibilities.
Accountable decisions.

Market analysis, detailed underwriting, and operator diligence inform the decision to commit capital. Evervine’s authority and responsibilities vary by investment and are described in each property profile.

01

Market & basis assessment

Evaluate demand drivers, competing supply, purchase basis, and the source of the operating opportunity.

02

Underwriting & downside analysis

Review income durability, debt, capital expenditure requirements, and sensitivity to adverse operating and exit conditions.

03

Sponsor & operator diligence

Assess experience, decision rights, operating controls, and the reporting required to oversee execution.

04

Investment review & go/no-go

Consider downside cases, transaction terms, and decision authority. Proceed, reprice, restructure, or decline.

05

Asset management & investor reporting

Monitor performance against the plan, evaluate variances, and connect operating decisions to investor communication.
