PORTFOLIO FIGURES & DEFINITIONS

Numbers need
clear context.

We distinguish estimated property value, acquisition cost, and historical transaction activity so you can evaluate the business on the right basis.

$68MEstimated current asset value

Current estimated value of closed multifamily assets, confirmed on October 12, 2026. This measures full property values across the portfolio’s GP and co-GP involvement. It is not investor equity, Evervine’s ownership share, acquisition cost, or realized proceeds.

370Multifamily units

The four featured closed assets: 204 units at 135 Indiana, 39 at Red Sea Grove, 112 at Bristol Park, and 15 at 561 S Second. The count includes GP and co-GP participation.

4 / 3Closed properties / states

Four closed investments across Texas, Arizona, and North Carolina. Portfolio roles differ by investment and are described on the individual property pages.

$55.15MCombined purchase prices

The sum of the four historical purchase prices in the July 10, 2026 sponsor overview. Acquisition cost is a different measure from current estimated property value. The difference is not presented as a realized gain or investment return.

Acquisition facts and sponsor roles are sourced from the July 10, 2026 sponsor overview. Internal estimates and sponsor reporting are not represented as independently audited valuations. Contact investor relations for current investment-specific materials.

Speak with investor relations
What is Evervine’s investment approach?

Evervine focuses on multifamily investments where purchase basis, financing, and the operating plan support the thesis. Our work combines acquisition diligence, asset management, and investor relationships, supported by AI tools, automation, and reporting infrastructure. Sponsor roles and decision rights are defined at the investment level.

What does the $68M figure represent?

The $68 million figure is the current estimated value of closed assets in the multifamily portfolio, as confirmed on October 12, 2026. It reflects full property values across assets with GP or co-GP involvement. It is not investor equity, Evervine’s ownership share, purchase cost, or a realized return.

Are the featured properties accepting investments?

The featured properties are closed investments presented to explain our experience and responsibilities. Their inclusion does not imply an available offering. Our investor relations team can discuss the relationship process and any opportunities that may be relevant.

What is OC Fund 1?

Evervine is forming OC Fund 1, an allocator fund with a target size of $10 million. Contact investor relations to discuss its current status. Eligibility, terms, and any offering are subject to the applicable fund documents.

What happens on an introductory call?

We discuss your investment experience, objectives, and time horizon, then walk through our approach, portfolio, and investor communication. Bring your diligence questions. The conversation is an opportunity to assess fit, with no investment commitment.

What are the minimum investment and eligibility requirements?

Minimums, eligibility, fees, and terms depend on the specific offering. The applicable offering documents govern those details. Our investor relations team can explain the process and point you to the relevant materials.

How do you keep investors informed?

Our asset management framework connects property-manager data, KPI review, sponsor decisions, and investor communication. The review covers operating progress, variances, capital needs, and next actions. The reporting schedule and investor rights depend on the specific investment.

Can I review portfolio reporting before investing?

Ask investor relations for the latest portfolio-level report and the materials relevant to your diligence. The availability and scope of documents depend on the investment and any confidentiality requirements.

What does Indiana’s 133% paper-loss figure mean?

Participating 135 Indiana investors received paper tax losses equal to 133% of invested capital through the cost segregation allocation. This is a tax-loss allocation, not a cash distribution or investment return. The amount and timing an investor can deduct depend on individual circumstances and applicable limitations. Review investment-specific tax materials with your own tax adviser.

What risks should I understand?

Private real estate investments are generally illiquid and can result in the loss of some or all invested capital. Leasing, expenses, financing, capital needs, and exit conditions can affect results. Review the complete offering documents with your own advisers.
