Investment disclosures
This website introduces Evervine Capital’s investment approach and experience. It is not an offer to sell securities, a solicitation to buy securities, or individualized investment advice. Any offer is made only through the applicable offering documents.
Investment risks
Private real estate investments involve material risks, including illiquidity, financing risk, operating shortfalls, and loss of some or all invested capital. Returns, distributions, and exit timing are not guaranteed. Past performance does not guarantee future results.
Portfolio and experience
Properties shown reflect Evervine’s multifamily investment experience and include GP and co-GP participation. Legal ownership, sponsor responsibilities, and decision rights vary by investment. The property profiles explain the role for each asset and do not imply that all assets are wholly owned or operated by Evervine.
Featured properties are closed investments, not a list of available offerings. The acquisition thesis and operating approach do not constitute a forecast or a current performance report.
Metrics and estimates
The $68 million asset-value figure is the estimated current value of closed assets, confirmed on October 12, 2026. It measures full property values rather than investor equity or Evervine’s ownership share. Historical purchase prices and transaction figures measure different activity. See portfolio definitions for the scope and source dates.
Information may include internal data, sponsor reporting, and estimates. It is not represented as independently audited. Any projections provided in separate investment materials depend on assumptions and are not guarantees.
Tax-loss allocations
The sponsor-reported 135 Indiana cost segregation allocation of paper tax losses equal to 133% of invested capital applies to participating investors. It is not a cash distribution, investment return, or measure of tax savings. Deductibility and timing depend on individual circumstances, including applicable basis, at-risk, passive-activity, and other limitations. Consult your tax adviser and review the investment-specific tax documents. See IRS guidance on passive activity and at-risk rules.
Technology and judgment
AI tools, automation, and internal reporting systems support the team’s work. Technology does not eliminate investment risk or guarantee forecasts, accuracy, or results. Investment decisions remain subject to human judgment.
Offering terms
Eligibility, minimum investment amounts, fees, distributions, and investor rights depend on the specific offering. Review the complete materials and consult your own legal, tax, and financial advisers.
